Work inside the restaurant & building permits
Work inside the restaurant is in principle free, unless it affects the common areas (creation of an opening in a load-bearing wall, installation of equipment on a wall in the common areas).
In the event of a change in the structure of the building, it is generally appropriate to obtain authorization from the meeting of the co-owners. In some cases, a building permit may be necessary (modification of foundations...).
The general meeting will undoubtedly ask for a decision on the basis of a report from the architect of the building.
In all cases, it will be advisable to check the provisions of the condominium regulations and the regulations of the building.
In addition, an authorization from the lessor may be required. Commercial leases generally have a “works” clause that determines when the lessor's permission is required.

In the event of work in the restaurant, an application for authorization to build, develop or modify an establishment open to the public (ERP) must be sent to the mayor.

Changing the facade of a business requires:
- The agreement of the building co-ownership;
- The lessor's agreement;
- The agreement of the urban planning department.

The investigation period is 1 month (2 months in some cases). In the absence of a response from the administration within this period, the applicant has a decision of tacit no opposition to the work.
